Maui Real Estate Mortgages and Financing
Hawaii banks and mortgage companies are, for the most part, similar to U.S. mainland lenders and are much easier to work with when financing a Maui property. Hawaii lenders are familiar with the escrow and recording process, leasehold and fee simple ownership, and the “condotel” classification of many of our condominiums. They are also accustomed to working with off island Buyers and non-U.S. citizens. A Mainland lender can sometimes be used but they must be licensed in Hawaii and may not be able to loan on all property types. Down payment requirements vary by property, borrower, and loan type. Getting prequalified will let you know how much the bank will lend you and at what interest rate. This should be your first step as a serious Buyer. Getting preapproved is a step further; actually applying for the loan and getting a loan commitment before you make an offer. I highly recommend it, especially in our current competitive market. It strengthens your bargaining position and reduces the time needed to close the sale.
